An annual boiler service is the single best thing you can do to keep your heating reliable. It is a careful, hands-on inspection by a Gas Safe registered engineer that checks your boiler is burning gas safely, venting properly and running as it should. We service boilers in homes across Barnet, Enfield, Haringey, Camden, Islington, Hackney, Waltham Forest, Bromley, Ealing, Redbridge and Harrow, from the newest combis to older regular boilers.
What's included in a boiler service
Our service follows the manufacturer's instructions for your boiler and covers the essentials:
- Safety checks – we check the gas supply, test for gas tightness and confirm safety devices are working.
- Performance checks – we analyse combustion using a calibrated flue gas analyser to make sure the boiler is burning gas cleanly and efficiently.
- Flue inspection – we check the flue is secure, correctly sealed and clear, so combustion gases are carried safely outside.
- Pressure checks – we check system pressure and, where relevant, the expansion vessel charge.
- Internal component inspection – where the manufacturer requires, we open the boiler to inspect and clean the burner, heat exchanger, electrodes, seals and condensate trap.
- Early fault detection – we look for wear, corrosion and small leaks that could cause a breakdown later.
Afterwards we explain anything we found in plain English and give you a record of the service for your files.
Why servicing matters
Safety
A poorly maintained gas boiler can produce carbon monoxide, which you cannot see or smell. Regular servicing is one of the main ways problems with combustion and flues are caught early. We also recommend a working carbon monoxide alarm in any room with a gas appliance.
Efficiency
Over time, dirt and debris build up inside the boiler and adjustments drift. A service keeps it burning cleanly, which helps it use gas as efficiently as it was designed to. Our guide to how boiler efficiency is measured explains more.
Warranty
Most manufacturers require an annual service by a Gas Safe registered engineer to keep the guarantee valid. If you skip it, you may find a claim refused when you need it most.
Reliability
Many of the call-outs we attend for boiler breakdowns involve faults that a service would have spotted, such as a blocked condensate trap or a worn seal. Fixing them in the summer is far better than waiting for the first cold snap.
Landlord gas safety
If you rent out a property, the law sets out specific duties. Landlords must have a Gas Safe registered engineer carry out a gas safety check on each gas appliance and flue every year, and keep a record of it. Tenants must be given a copy of the record within 28 days of the check, and new tenants before they move in. This record is often called a CP12 or landlord gas safety certificate. You can read the requirements on GOV.UK's guidance on landlord safety responsibilities.
It is worth knowing that a gas safety check and a boiler service are not the same thing. A safety check confirms that appliances are safe to use; a service goes further, cleaning and maintaining the boiler to keep it running well. Many landlords book both on the same visit, which we are happy to arrange.
How often should you service your boiler?
Once a year is the standard recommendation for gas boilers, and it is what manufacturers expect. Many customers book in late spring or summer, when the heating is off and appointments are easier to find. If your boiler has not been serviced for a while, it is worth booking now rather than waiting for a fault.
If the service reveals sludge in your system, we may suggest a MagnaCleanse system clean. If your boiler is old and struggling, we can talk honestly about whether repair or replacement makes sense.
