Boiler breakdowns

Boiler repair in London

When your heating or hot water stops, our Gas Safe registered engineers find the cause, explain it in plain English and fix it properly. We prioritise urgent calls.

A boiler that will not fire up always seems to fail on the coldest morning of the year. Our engineers repair most common makes of gas boiler in homes across Barnet, Enfield, Haringey, Camden, Islington, Hackney, Waltham Forest, Bromley, Ealing, Redbridge and Harrow, and we prioritise urgent calls where a household has no heating or no hot water, particularly where elderly residents or young children are affected.

Safety first: if you smell gas, do not wait for an engineer. Open doors and windows, do not use electrical switches or naked flames, turn off the gas at the meter if you can safely do so, leave the property and call the National Gas Emergency Service on 0800 111 999.

Common faults we fix

Most boiler breakdowns fall into a handful of familiar patterns. We regularly deal with:

  • No heating – often a failed pump, diverter valve, thermostat or controls fault.
  • No hot water – commonly a sticking diverter valve on a combi, or a cylinder or programmer issue on system boilers.
  • Pressure loss – the pressure gauge keeps dropping, usually because of a leak or a failing expansion vessel.
  • Leaking boiler – water from the casing, pressure relief valve or pipework underneath.
  • Strange noises – banging, gurgling or kettling, which often point to sludge, scale or air in the system.
  • Pilot light problems – on older boilers, a pilot that will not stay lit can be a thermocouple or gas supply issue.
  • Error and fault codes – a flashing light or code on the display that the boiler will not clear on reset.

How we diagnose and repair

Good repairs start with proper diagnosis rather than guesswork. When you call, we ask a few questions about the boiler make, its age and any fault code on the display. That helps us arrive with the most likely parts.

On site, our engineer checks the boiler safely, tests the components involved and finds the actual cause of the fault, not just the symptom. We then explain what has gone wrong, what the repair involves and what it will cost before any work goes ahead. Where we carry common parts, many faults can be fixed on the first visit. If a specific part has to be ordered, we make the boiler safe and tell you honestly how long it is likely to take.

Once the repair is done, we test the boiler through its heating and hot water cycles and check that it is operating safely before we leave.

Safe, honest repair work

Every repair is carried out by a Gas Safe registered engineer, and we are always happy to show you our ID. We will never invent problems or pressure you into a new boiler you do not need. If something is unsafe, we will explain why and what needs to happen next, in plain English.

Many breakdowns are caused by issues that a yearly check would have picked up, such as worn seals, a blocked condensate pipe or low expansion vessel pressure. Booking a regular boiler service with our engineers is the simplest way to reduce the chance of a repeat call-out. Where sludge in the radiators is behind the problem, a system clean and magnetic filter can make a real difference.

When to repair vs replace

Most faults are worth repairing, especially on a boiler that is under 10 years old and has otherwise been reliable. There comes a point, though, where spending money on an old boiler stops making sense. Replacement is worth considering when:

  • the boiler is more than 10 to 15 years old and breaking down regularly;
  • replacement parts are discontinued or hard to source;
  • the repair cost is a large share of the price of a new boiler;
  • the boiler has a serious leak or corrosion inside the casing.

We will give you both options and let you decide. If replacement makes more sense, we can provide a fixed-price quote for a new boiler installation.

Call us on 07709 247215, Monday to Saturday from 8am to 8pm, or send an enquiry through our contact page. Let us know the make and model of your boiler, any error code on the display and your postcode. A photo of the boiler and its display is also really helpful. We cover homes across London, and you can check your postcode on our areas we cover page.

FAQs

Boiler repair – common questions

Can I reset my boiler myself before calling you?

Yes, most boilers have a reset button and the manual explains how to use it. Try it once or twice. If the boiler locks out again or shows the same fault code, stop and call us. Never remove the boiler casing or attempt repairs inside it yourself, as gas work must be done by a Gas Safe registered engineer.

Do you repair boilers you did not install?

Yes. We repair most common makes of gas boiler, not just the four brands we install, regardless of who fitted them. If the boiler is still under a manufacturer guarantee, check with the manufacturer first, as they may want their own engineer to attend.

Will you tell me the cost before starting the repair?

Yes. Once we have diagnosed the fault, we explain what is wrong and what the repair will cost before carrying out the work. You can then decide whether to go ahead. There are no surprises added to the bill afterwards.

My boiler is making a banging noise. Is it dangerous?

Banging or kettling noises are usually caused by limescale or sludge restricting water flow through the heat exchanger. It is not normally an immediate danger, but it puts strain on the boiler and should be looked at. If you also smell gas or notice soot marks, turn the boiler off and call us.

What if my boiler needs a part you do not have?

We carry many common parts, but some are specific to a particular model. If a part needs ordering, we make the boiler safe, order it straight away and agree a time to return and fit it. We will be honest about likely waiting times.
